No. A licensed salesperson's appraisal is free and carries no obligation. It is an opinion of likely selling price based on comparable sales, and is different from a registered valuation, which is a paid document banks require.
Most appraisals are booked within a day or two of your enquiry. After the visit you receive a written opinion of value supported by recent comparable sales, usually within 48 hours.
An appraisal is a licensed salesperson's opinion of likely selling price, free and with no obligation. A registered valuation is a paid report prepared by a registered valuer, often required by a bank for lending.
No. An appraisal does not commit you to anything. You can use the comparable sales and the conversation to decide whether to sell, and with whom.
Auction, deadline sale, price by negotiation and fixed price each suit different properties and buyer pools. The right method depends on your timing, your title, and how ready buyers in your area are — that is part of the appraisal conversation.
A tidy, well-presented home with clear disclosure documents (record of title, any LIM or consent paperwork you hold) usually attracts stronger enquiry. Major renovations mid-campaign rarely help. Ask for advice before you spend.
